xAI's power plant is at 2875 Stanton Road (per the DeSoto Times and the Mayor's Report). The Mississippi Free Press reports the warehouse xAI purchased is "less than a quarter mile from the power plant". The Governor's office places this building "in proximity to xAI's newly acquired power plant site in Southaven"; no source specifies the building's own power supply.

The City of Southaven's Mayor's Report, in its discussion of the Southaven development, addresses water supply but not the heat-rejection method: it says xAI will use water as a paying customer with strict capacity management, and that its needs will ultimately be met by its own solutions and cost with recycling options. As of October 2026, none of the sources consulted identifies evaporative, closed-loop or dry cooling, so the cooling type stays unknown.

The City of Southaven's Mayor's Report of 2026-01-07 says this building "will become the home of their 3rd data center in the metropolitan area and the 2nd facility in Mississippi along with the renovated power plant at 2875 Stanton Road." It is distinct from xAI's power plant at 2875 Stanton Road (per the DeSoto Times and the Mayor's Report). MACROHARDRR retrofits an 810,000 sq ft former warehouse at 2400 Stateline Road. The Mayor's Report identifies it as the building formerly used by GXO; the DeSoto Times and Mississippi Free Press give the same 810,000 sq ft figure. The pin is the centroid of the OpenStreetMap building named "xAI Macrohardrr" on Stateline Road West, whose mapped outline measures roughly 810,000 sq ft (derived from the mapped OSM outline), matching the reported size; OpenStreetMap tags it with a Memphis, Tennessee address, which conflicts with the Mississippi address in every source. The DeSoto Times reports that Elon Musk broke the news of the building purchase on X on Dec. 30 (2025). Gov. Tate Reeves' office announced on 2026-01-08 a corporate investment "exceeding $20 billion" that "will create hundreds of permanent jobs throughout DeSoto County". The Governor's release announcing this data center says the Mississippi Development Authority "has approved xAI for its Data Center Incentive" (a sales and use tax exemption "for all computing and equipment software used by companies certified as data centers by the agency") and that the City of Southaven and DeSoto County "are also supporting xAI's projects through fee-in-lieu agreements". The Mississippi Free Press reports the data center "will initially employ 145 people"; the Governor's release says "hundreds of permanent jobs throughout DeSoto County". The release ties the exceeding-$20-billion investment to the Southaven project without breaking it down, so no investment figure is recorded for this building. The DeSoto Times reports that xAI purchased two pieces of property (47 and 58 acres) near its power plant at 2875 Stanton Road; that acreage is not clearly attributable to this building's own site, so the land area is omitted here rather than guessed. The Governor's release says that upon completion "the Southaven data center will increase the company's computing power to nearly 2 gigawatts", which is a company-wide total, and Musk's post (DeSoto Times) refers to xAI's training compute ("Will take @xAI training compute to almost 2GW."). Neither gives this building's own capacity, so no capacity is recorded. The Governor's release says the company "expects to begin data center operations in Southaven in February 2026." The January 2026 release also says xAI "has purchased and is retrofitting a building to house the new data center operations", so the record is under construction. No primary source reports the building operating, so operational is not claimed. The Baxtel aggregator page shows both Under Construction and Operational status badges and the text "Fully operational with expansion in progress"; this record follows the Governor's primary-source statement instead.
