DCD (2025-03-10) reports xAI affiliate CTC Properties bought three parcels at 5400 Tulane Road in Whitehaven for $80m: an existing 1 million sq ft warehouse plus two adjacent sites totalling 100 acres. The $80m figure is the land purchase price recorded in property records, not total project investment. 5400 Tulane Road (DCD) is the property-record address for the three-parcel, 100-acre assemblage; 5420 Tulane Road (Wikipedia) is the warehouse building itself. No operational capacity is recorded. An S-1 filing describes the first cluster as "approximately 110,000 GB200 processors, approximately 210 megawatts of compute power", as quoted by Epoch AI; the figure is stated as approximate, the filing does not define the term, and Epoch AI says it believes "compute power" corresponds to GPU server power. Larger figures are stated intentions, not recorded capacity: Memphis Light Gas and Water was asked for a system-impact study for up to 260 MW, xAI's Brent Mayo said the site could host up to 350,000 GPUs, and the widely quoted 1 GW and 2 GW figures are unconfirmed. The gas-turbine power plant reported to serve this site is on Stanton Road in Southaven, Mississippi, and, as of October 2026, is tracked separately as Colossus 2 power station. The pin is the centroid of the OpenStreetMap building tagged "xAI Macrohard Colossus 2" (operator xAI, 5420 Tulane Road). It is a crowd-sourced footprint, not a parcel-confirmed point, so its precision is approximate.
