Conditional use permit application by Atlas Development for about 302 acres across two adjacent parcels at 208 and 329 Stiles Road, a loop road off Euharlee Road. The parcels are owned by Super Land Holdings LLC. According to the county's legal advertisement, if approved the zoning would have gone from A-1 (agricultural) to I-1 (general industrial), with a final decision by Commissioner Steve Taylor on 2026-01-07. The site plan showed seven structures of about 260,000 sq ft each. The Etowah River lies to the west; county Community Development Director Brandon Johnson said the site is directly across the river from Georgia Power's Plant Bowen and that a power easement runs through the property. No capacity or investment figure was disclosed, and no Georgia DRI filing was found for the project. Distinct from Atlas Development's Project Springbank (Barnsley Gardens Road, withdrawn May 2025) and from Project Bunkhouse (Taff Road, a Digital Realty project). Coordinates are the Census geocoder matches for the two stated street addresses (about 160 m apart), not a surveyed site centroid.
