On January 28, 2026 Shippingport Borough Council approved most of Aligned's conditional use permit and related modifications for the campus ('Project Phoenix'), three data center buildings of 672,924, 638,000 and 638,000 sq ft plus a 147,000 sq ft warehouse/office building, on a 593-acre site of which roughly 400 acres would be graded, alongside a 70-acre natural gas power generation pad. Requested variances covered building height (45 ft to ~65 ft), clearing up to 75% of woodland, 24-hour construction noise, and a 65 dB noise limit measured at the nearest residence.
