Built on the site of the former coal-fired Somerset Generating Station (shut 2019/2020). Address 7725 Lake Rd, Barker, NY, coordinates are a town-level geocode, not a confirmed parcel pin (approximate). TeraWulf holds exclusive access to up to 750 MW of site infrastructure capacity. The AI/HPC pivot here is a SIGNED, revenue-generating deal, not speculative: two 10-year HPC colocation agreements with Fluidstack (buildings CB-3 42MW + CB-4 162MW, later expanded with CB-5 +160MW) worth $3.7B in contracted revenue, backed by a $1.8B Google backstop and Google equity stake (~14% pro forma). Tagged mixed_use since Bitcoin mining (145MW) remains the larger operational segment versus HPC (60MW energized as of Mar 2026), but the AI/HPC business is real and growing, not aspirational. A New York statewide bill (Responsible Data Center Development Act, S10642/A11560) passed both legislative chambers June 4, 2026, imposing a one-year moratorium on new permits for large (≥20MW) data centers; it remained unsigned/pending before Gov.
