Operator corrected to T5 Data Centers, not Serverfarm: Serverfarm's own current locations page does not list a Newark/Silicon Valley property, and Serverfarm has acquired only one T5 property to date (El Segundo/LAX1, already tracked separately as serverfarm-lax1-el-segundo-ca) - not a company-wide rebrand. T5 Data Centers remains an active, independent company. The existing 128,000 SF/17MW building (built 2002 per county assessor record) was sold by Apple to T5 in an Aug 2020 ($30M) deed transfer, announced by T5 Oct 6 2020 alongside a disclosed plan to add 32.1MW/180,000 SF (49.1MW total target); no source confirms whether that expansion has completed. The $30M figure is a real-estate acquisition price for the existing building only, not development capex, so it is not recorded as investmentUsd. Apple as tenant is corroborated by secondary sources (an aggregator listing and a contractor's own portfolio page naming Apple independently) but not by a primary T5/Apple source, which refers only to 'a Fortune 100 enterprise' - flagged reported, not primary-confirmed.
