Notes on the record
The broker listing says the 270,000 sq ft former chip-fabrication building at 745 East Drive 'will be repurposed to a state-of-the-art data center'. It says the campus has 90 MW of gross utility power, 49 MW of it allocated to this building, which 'can be energized as early as Q3 2026' (the highlights say Q2 2027). It also cites a will-serve letter for an additional 150 MW from Central Hudson, says 'The ISO study for 150mW from Central Hudson is underway', lists Data Hall 1 at 9 MW, and calls the building 'Entitled for data center use'. the capacity figure.planned = 150 is the NYISO request, unconverted. A Lincoln Property / Saber-Hightower / Waterfall joint venture acquired the iPark 84 portfolio (IREI, Aug 2026). Cleanview attributes development to National Resources, the prior owner, so ownership is in flux. The Town of East Fishkill passed a three-year data center moratorium on June 25, 2026; the listing's 'entitled' claim was not checked against it. No tenant, investment or town application was found. This is a different site from treetop-east-fishkill-ny (Donovan Drive Holdings, NYISO #1738, 1 GW, warehouse site off I-84 / Lime Kiln Road): it has a different applicant, queue position and parcel. Coordinates come from the OSM address node.
What the record does not establish, and the document that would
In every fight on our tracker the decisive fact came out of a public records request. These are the requests for this site.
- Cooling method and water use
- Tax abatements or other public subsidy
- Permanent jobs promised
- Land area
- How the community has received it
- Which utility serves it
Which document closes each gap
- Cooling method and water use
- The water service agreement, any groundwater appropriation permit, and the mechanical narrative in the site plan.
- Tax abatements or other public subsidy
- The abatement, PILOT, or development agreement approved by the county, city, or development authority, and the state's data center sales tax exemption certificate if one was issued.
- Permanent jobs promised
- The economic development application or incentive agreement, which usually states a job commitment and a clawback.
- Land area
- The rezoning application, the plat, or the deed recorded with the county.
- How the community has received it

Distances are between recorded coordinates, many of which are a city or county centroid, so treat them as approximate. Cumulative load on one utility and one aquifer is the question a planning commission rarely asks.
