Power and water

Preliminary figures: 770,000 gallons per year or less. Version-one units would be air-cooled; a second version would use closed-loop cooling (Monolith). The method is not yet fixed.

Notes on the record

Phase 1 is modular, shipping-container-sized buildings on about 10 acres in the northeast part of Monolith's Olive Creek carbon-black campus (I-2 Heavy Industrial), 35 MW, 15 jobs. A larger Phase 2 parcel east of the campus would need a separate approval. Crusoe Technologies is named as the data center developer; Monolith signed a special permit with Crusoe in July 2026. No construction timeline has been released. This is distinct from the Sagebrush Hallam hyperscale campus and from NPPD's Sheldon and Princeton Road stations. Coordinates are the Monolith Olive Creek plant point from OSM, not the 10-acre parcel.

What the record does not establish, and the document that would

In every fight on our tracker the decisive fact came out of a public records request. These are the requests for this site.

  • Cooling method and water use
  • Tax abatements or other public subsidy
  • Which utility serves it
Which document closes each gap
Cooling method and water use
The water service agreement, any groundwater appropriation permit, and the mechanical narrative in the site plan.
Tax abatements or other public subsidy
The abatement, PILOT, or development agreement approved by the county, city, or development authority, and the state's data center sales tax exemption certificate if one was issued.
Which utility serves it
The electric service agreement or the utility's filing with the state public utility commission.

Distances are between recorded coordinates, many of which are a city or county centroid, so treat them as approximate. Cumulative load on one utility and one aquifer is the question a planning commission rarely asks.
