Amazon describes this site as having a minimal water footprint and being cooled exclusively by air-cooled chillers, a design constraint of retrofitting the existing building. Recorded as closed-loop rather than air-cooled under the project's tie-breaker rule: an air-cooled chiller plant still runs a recirculating water/coolant circuit, and the air-cooled type is reserved for designs with no cooling water circuit at all.

Notes on the record

Hinds County site, distinct from the aggregate record AWS Project Atlas, Madison County Mega Site (Canton), whose own notes name only the two Madison County complexes (Madison County Mega Site near Canton and the Costas Property in Ridgeland) and cite the Hinds County $1B figure only as part of Amazon's $25B statewide total, as of September 2026 it was not otherwise recorded as a facility. Site is the long-vacant former Delphi auto-parts plant in the Clinton Industrial Park, mostly empty since 2009; AWS describes it as the first time it has retrofitted an existing industrial building into a data center at this scale. Coordinates are a geocode of Clinton, MS (city centroid), not of the site; WLBT gives the street address as 1001 Industrial Park Dr., and as of September 2026 no source found gave the industrial-park parcel. As of September 2026, no source found states IT capacity in MW or acreage. WLBT describes the building as a 690,000 square foot facility; an earlier WLBT report gives the structure as 730,000 square feet, according to LoopNet. The Fee-in-Lieu of Taxes agreement, approved by the Clinton Board of Aldermen and the Hinds County Board of Supervisors at special meetings on January 15, 2026, is recorded from WLBT's account of its terms. As of September 2026, no source found gave a dollar value for it: WLBT reports that the city attorney was unaware of a dollar amount, and the City of Clinton page states only that the investment will 'generate millions of dollars in new revenue'. The record is listed as under construction rather than operational: a ribbon-cutting was held 2026-06-12 but Entergy's account describes the project as under development and not yet operational, and a separate groundbreaking was also reported, the sources conflict on whether it has begun serving traffic. Water/cooling: as of September 2026, no source was found for reporting that the Clinton building will not use water. Mississippi Today, republished by DeSoto County News, reports Amazon saying the facility will have a minimal water footprint because it will be air-cooled, using air-cooled chillers, and the water notes record that.
