The 10-Q states an existing 40 MW facility on leased land in Spartanburg County being repurposed into the ~65 MW CLT-01 AI/HPC campus via project entity AIB CLT1 LLC (formed 2026-06-23); revenue today is bitcoin hosting, hence aiClassification mixed_use. Baxtel reports the address as 389 Tyger River Industrial Drive; that address is NOT in the SEC filing, so it is recorded here only as a note and the coordinate is the Tyger River Industrial Drive road centroid (approximate, not parcel-confirmed). Same industrial park as the cancelled TigerDC Project Spero record but a different operator and a different, already-built facility.
