Related Digital: The Developer That Sued a Michigan Township for Saying No, and Won

The Saline Township matter is the clearest illustration on this site of an asymmetry residents rarely price in. A township of a few thousand people denied a rezoning. The developer responded with a constitutional claim in Washtenaw County Circuit Court, alleging that the denial amounted to unconstitutional exclusionary zoning under the Michigan Constitution. That doctrine was built in housing fights, on the principle that a community cannot zone an entire category of lawful development out of existence, and Saline had no land zoned for industrial use at all.

The township settled. The project proceeded, and the tracker records a community benefits package reported at roughly $14 million, about ten times the township's annual budget. A resident moved to intervene, alleging the settlement was reached in violation of Michigan's Open Meetings Act, and the court denied intervention in February 2026. It is worth being precise about what happened and what did not. No court found that Saline Township acted unlawfully. The case settled before any merits ruling, which means the exclusionary zoning theory was never tested to judgment. What settled the case was the arithmetic: a board weighing a novel constitutional question against a litigant with billions behind it took the deal. That arithmetic, not a court holding, is the thing other townships should study.

The company has been public about the campus, and its own statements are part of the record. It announced the Saline Township project with OpenAI and Oracle on October 30, 2025, weeks after the denial vote. On April 24, 2026, it announced $16 billion in financing for the Oracle data center project, with equity committed by Related Digital and Blackstone and long term fixed rate debt from funds managed by PIMCO. It describes the campus, which it calls The Barn, as using a closed loop cooling system that eliminates ongoing water requirements for operations, and as LEED certified in design.

On the community side, the company announced a $10 million grant to expand the Saline Recreation Center, and on August 27, 2026 it marked one million union work hours on the site with more than 1,800 skilled tradespeople working there. Its announcements put construction employment above 2,500 union jobs and permanent on site positions above 450.

Those are the company's figures and the company's framing. They are not in tension with the tracker's account of how the approval was obtained, and residents can hold both facts at once: the campus brought real construction employment and a real benefits package to a small township, and the township agreed to it under litigation pressure after voting the other way. None of those appears in a documented lawsuit or land use dispute on this tracker as of September 3, 2026, and we will not imply otherwise.
