697-acre / 3.9M sq ft high-density campus in Shannon Hill Regional Business Park, Louisa County, less than 1 mile from I-64 Exit 148 (Shannon Hill). Coordinates are an approximate geocode of the Shannon Hill interchange, not a parcel-confirmed point. Public-reception check (2026-09-10): Shannon Hill Regional Business Park was rezoned for tech-sector use in 2019, years before EdgeCore's 2025 project announcement, so the campus is permitted by-right and did not trigger a new public rezoning hearing. A July 2025 Louisa County opposition wave (see aws-north-creek-technology-campus-louisa-va) explicitly named EdgeCore Shannon Hill as a separate, not-yet-controversial project at that time. No hearing record, resident objection, or support statement specific to Shannon Hill was found. Checked: DCD's original announcement piece (403'd, could not fetch directly) plus search-indexed coverage confirming the by-right/2019-rezoning status.
